How MTR Booking Works

Select your move-in and move-out dates. The booking system enforces the property's minimum stay (typically 28–30 days) and calculates the total based on the number of months.
STEP 03
Pay Monthly or Upfront
A security deposit is collected at booking, plus the first month's rent. For multi-month stays, subsequent months may be invoiced on a monthly schedule.
STEP 04
Move-In Ready
Your home will be professionally cleaned and stocked before your arrival. You'll receive a full digital welcome packet with all access information and local resources.

Flexible Extensions

Understanding MTR Pricing
Monthly Rate
A flat monthly rate replaces nightly pricing. For example, $3,200/month is significantly cheaper than 30 × nightly rate for longer stays.
Security Deposit
Typically 1 month's rent, collected at booking and refunded after checkout inspection.
Utilities (Optional)
Many MTR properties include water, electricity, and Wi-Fi in the monthly rate. This is clearly noted on each listing.
Taxes & Platform Fee
Standard occupancy taxes and a small platform fee (3%) apply. Everything is shown in the total before you confirm.

What's the minimum stay for MTR?
Each property sets its own minimum — typically 28, 29, or 30 days. The exact minimum is shown on the listing. Our booking widget enforces this and will show an error if your selected dates are too short.
Is furniture and kitchenware included?
Yes — all MTR properties on Oakli Stays are fully furnished with beds, linens, towels, full kitchen setup, and basic pantry essentials for move-in.
Can I receive mail at the property?
Generally yes for stays of 30+ days. Notify the host before using the property as a mailing address.
What if I need to leave early?
Early departure policies vary by property. Review the cancellation policy before booking. In most cases, a portion of the remaining monthly rent may be refunded.
Is MTR available for corporate billing?
