STR vs MTR vs LTR: Which Rental Type Is Right for You?

Not all rentals are created equal. Whether you're booking a weekend getaway, a temporary relocation, or a permanent home, choosing the right rental type sets the tone for your entire experience. Here's how STR, MTR, and LTR differ — and how to choose the right one for you.

Short-Term Rental (STR): 1–30 Nights

An STR is a vacation rental charged per night. Think Airbnb-style pricing for 1–30 nights. STRs are fully furnished, cleaned between guests, and best for: weekend trips and holidays, visiting family and friends, event travel (weddings, graduations, sports), short business trips. Pricing: Nightly rate × nights + cleaning fee + taxes + platform fee. Pros: Maximum flexibility, no minimum commitment. Cons: Higher cost per night vs. monthly pricing for longer stays.

Mid-Term Rental (MTR): 30–90+ Days

An MTR is a furnished home rented on a monthly basis. The guest pays a flat monthly rate rather than per night, making it far more cost-effective for stays of 30 days or more. MTRs are best for: work relocations and assignments, travel nurses and healthcare workers, insurance-displaced residents, home renovation temporary housing, academic and research visits. Pros: 30–50% cheaper than hotel or STR for extended stays, home-like environment. Cons: Minimum stay requirements (typically 30 days).

Long-Term Rental (LTR): 12+ Months

An LTR is a traditional lease for 12+ months at a fixed monthly rate. It's a real residential lease — not a hotel stay. LTRs are best for: permanent residents moving to Texas, corporate employees on long-term assignment, families seeking premium schools and neighborhoods. Pros: Price stability, long-term security. Cons: Less flexibility, lease breakage fees if plans change.
